Heritage streets near the city, bushland further out

Ballarat East is about 3 km east of central Ballarat. Two kinds of planning control show up most. Vicmap Planning data put about 30% of the suburb's land in the Heritage Overlay and about 27% in the Bushfire Management Overlay. Which one applies, if either, depends on the street, so start with a free planning property report for the address.

The older streets

Several of the city's heritage precincts are on this side of the city, including Humffray Street (HO175), Eureka Street (HO179) and Ballarat East Civic (HO178). The City of Ballarat's statement for the Humffray Street precinct describes single-storey detached houses built from about the 1860s to the 1940s. They are mostly horizontal weatherboard, sometimes brick, with corrugated iron roofs, verandahs and brick chimneys. Humffray Street was an early bullock track and the main road into Ballarat in the 1850s and 1860s. Its irregular lots mark land once held under miners' rights.

For a house of that age, ask the inspector to cover:

Mining history

The state's Historical Mining Activity dataset records 117 shaft locations inside Ballarat East's boundary. Some may be duplicates. As in Golden Point, take any note of cracking or movement in the report seriously, and check the address in the dataset.

Near the bush

On blocks inside the Bushfire Management Overlay, the CFA says you are likely to need a planning permit to develop or subdivide. If you plan to extend, ask council early what the permit will require.
