Pre-purchase building and pest inspection
The inspection most Ballarat buyers book: one visit covering the building's condition and timber pests, with one combined written report.
A visual inspection for termites, borers and wood decay, with a written report on what was found and the conditions that make an attack more likely.
A timber pest inspection to AS 4349.3 is a visual inspection for three kinds of damage, with a written report (ABLIS: AS 4349.3-2010):
Just as important, the inspector records the conditions that invite timber pests: moisture from leaks or poor drainage, timber in contact with soil, garden beds built up against the walls, poor subfloor ventilation and stored timber against the house. Fixing those is usually cheap compared with repairing damage.
You can look for a few things yourself at an open for inspection. Consumer Affairs Victoria notes that blisters or bubbles in paintwork can indicate termite activity (CAV: inspect before you buy). Other signs include:
None of these confirm termites on their own. That is the inspector's job.
Termites, borer and wood decay are all found in Victoria. No published source rates Ballarat's termite risk, so ask the City of Ballarat whether your area is a termite-declared area rather than relying on general claims about the climate. What can be said with confidence is that Ballarat's older homes, with timber stumps, timber floors and subfloors that can stay damp through a long winter, give borer and wood decay plenty of opportunity. A timber pest inspection checks for all three.
If the home has a termite management system, such as a physical barrier or a chemical treatment zone, ask the vendor for the installation details and any service records. Many systems need regular inspection to stay effective, and building work like a new deck or garden bed can bridge a barrier without anyone noticing. In Queensland the termite management notice is kept in the electrical meter box (QBCC); in Victoria, check the meter box and the vendor's documents, as practice varies.
The inspector reports what they find. If termites or significant damage are found, treatment is quoted separately by a licensed pest manager, and repairs by a builder or carpenter. Get more than one quote for major treatment, and talk to your conveyancer before deciding what it means for the purchase.
You do not have to be buying to book a timber pest inspection. Owners of older Ballarat homes often book one before renovating, after finding damage, or as a regular check. Combine it with a building inspection through the pre-purchase building and pest inspection if you are buying. Read how to read your report, see the buyer checklist, or request a quote.
The inspection most Ballarat buyers book: one visit covering the building's condition and timber pests, with one combined written report.
A condition report on the building itself, without the timber pest component. Often used for units and townhouses, or where pests are checked separately.
Independent checks at base, frame, lock-up, fixing and pre-handover, timed so defects are found before you pay the next progress claim.
