Building and pest inspections in Buninyong

Buninyong is an older town than Ballarat, with weatherboard houses from the 1850s to the interwar years in its heritage precinct, and about 37% of its land is in the Bushfire Management Overlay. Check the planning property report for bushfire, erosion and salinity overlays, and ask for sheds, fences and nearby trees to be included in the timber pest inspection.

An older town than Ballarat

Buninyong is about 10 km south-east of Ballarat on the Midland Highway. Pastoralists settled it in the late 1830s and the township was surveyed in 1850, before gold was found at Ballarat. The City of Ballarat's statement of significance for the Buninyong Heritage Precinct (HO181) describes houses built from the 1850s to the interwar years, mostly single storey and weatherboard, with some face brick and render, and gabled or hipped roofs of corrugated iron.

Outside the old township, housing is newer. In the 2021 Census, 96.6% of occupied dwellings in Buninyong were separate houses, and 46.9% of homes were owned outright.

Bushfire and erosion controls

Buninyong's planning controls differ from those in the inner suburbs. Vicmap Planning data show:

The CFA says that if your land is in the Bushfire Management Overlay, you are likely to need a planning permit to develop or subdivide it. If the house was built under a permit, ask the agent or council for the Bushfire Management Plan, which sets out the defendable space, water supply and access the owner must keep up. A building and pest inspection does not check those conditions, so ask a bushfire consultant if they matter to your plans.

Points for the inspection

The state's Historical Mining Activity dataset records 78 shaft locations within Buninyong's boundary, so ask about mine workings if the report notes unexplained movement.
